We regularly work with historic and heritage properties, as well as properties that have been vacant or unattended for extended periods, affected by difficult tenancy situations, sustained damage, become uninhabitable, or accumulated significant maintenance and compliance issues over time. Our experience allows us to develop practical solutions tailored to the unique challenges these properties often present.
Our goal is to develop a practical and cost-effective solution that addresses the identified issues while working within applicable council, planning and heritage requirements.
As part of our assessment, we can outline the anticipated project costs, scope of works and indicative timelines to assist owners in evaluating their options. In some circumstances, eligible property owners may be able to structure project costs to be paid from settlement proceeds following the sale of the property, reducing the need for significant upfront expenditure.
FAQs
What if my property heritage-listed or located within a historic area?
We are experienced with properties subject to heritage overlays, character-area requirements, HIA-style rectification matters and council compliance notices. We understand that older properties can present unique challenges, including structural deterioration, subsidence, maintenance backlogs and heritage-related requirement and have sufficient knowledge, project management and trade teams to provide rectification works completed on time and to a high building standard.
Are there funding options available for rectification or uplift works?
Where appropriate, we can discuss project funding arrangements that may help reduce upfront out-of-pocket expenses for eligible property owners. Depending on individual circumstances, this may include options that utilise available property equity or other third-party funding arrangements.
